A short sale is a real estate transaction whereby the current lender(s) agree to allow the owner to sell the property for an amount less than the current mortgage.

Just because a homeowner owes more on a property than it's current value does not mean that they can qualify for a short sale. There must be a documentable hardship and the homeowner must be approved for the sale by their current lender (s).

It is imperative that a homeowner rely on the skills of a Realtor® experienced in short sales to put together their short sale package. If the person handling the initial paperwork is not experienced, the homeowner's transaction can be delayed or possibly denied.

An experienced Realtor® will have a checklist of possible hardships to quickly qualify the homeowner. You may call our office 800-546-2289 and we will be happy to listen to your scenario to quickly determine if a short sale may be an option.

Once the Realtor® has determined a hardship exists, they will gather several pieces of paperwork from the owner, and the house will be listed for sale. It is very important that the house be listed and marketed to show the bank the efforts the homeowner has taken to try to assist in the process. Your Realtor® should handle all of the marketing without cost to the homeowner.

The Realtor® will open communication with the bank, and keep the lender(s) advosd of any progress or offers.
